Nobody leaves an appointment and sits down to think about roofing. That is not a thing that happens.

“I need to think about it” is the most polite sentence in home services. It ends the appointment without conflict, it requires no explanation, and it is almost never literally true.

It means one of three things.

The three

1. There is an unspoken objection. Something bothered them and they will not say it, either because it is awkward — the price, a doubt about you — or because they cannot articulate it yet.

2. Someone else has to weigh in. A spouse, an adult child, a business partner. See the spouse objection.

3. There is genuinely no urgency. They believe you, they can afford it, and nothing in them says this has to happen now.

Three completely different appointments. Treating all three the same is why this objection has such a low recovery rate.

The eleven words

“Of course. What part of it do you want to think about?”

Said warmly, with actual curiosity. Then silence.

This works because it takes the sentence at face value and then makes it do work. They said they need to think — fine, about what? Most homeowners have not thought about it that specifically and the act of answering surfaces the real thing.

Common answers and what they mean:

  • “Just the money” — a price or payment conversation you can still have
  • “Whether we do it now or wait” — urgency, and you have something to work with
  • “I want to run it past my wife” — authority, and it is now on the table
  • “I don’t know, just… everything” — trust. You did not earn it yet.

If they will not name it

Some homeowners deflect: “Oh, just everything, you know.” Try one more, softer:

“That’s fair. Can I ask — on a scale of one to ten, where are you on the roof itself? Forget price for a second, just the roof.”

Almost nobody says ten. Whatever they say:

“What would make it a nine?”

Now they have to name something, and it will be the actual objection. This works because you have given them a way to raise a concern without it feeling like a complaint.

If it really is no urgency

Sometimes the answer is exactly what they said: nothing is wrong, they are just not in a hurry.

Do not manufacture a deadline. Homeowners have been fake-deadlined by every industry that exists and it reads instantly.

Make the cost of waiting specific to their house instead. Not “prices go up.” Instead: the section over the garage where water is already tracking, what one more freeze cycle does to it, the difference between replacing three sheets of decking and replacing eleven. Point at something on their actual roof.

If there genuinely is no cost to waiting — the roof has five good years — say so. You will get the call in four years and you will get their neighbor next month.

Before you leave

Whatever happens, set the next contact specifically, in front of them, with a reason.

Not “I’ll follow up.” A day, a time, and a purpose: “I’ll call you Thursday morning with the decking numbers we talked about.” Put it in your calendar while they watch.

Deals are lost in the follow-up far more often than in the close.
